This page is a frozen historical archive. It preserves the pre-release decode tables exactly as they documented earlier deliveries, for integrations that persisted coded values before August 19, 2026 and need to interpret that stored data. Two sections: the former flat-shape (v2) tables and the former nested/bulk tables; both carry the pre-release TQ####/PD#### assignments, which differ from the current release’s. Values returned by the API and bulk deliveries today are current Realie codes — decode them with the Property Feature Field Key, never with the tables below. This page never updates.
Same four-digit scheme as the v2 API. The code definitions are stable; an individual parcel can still receive a different code in a newer source delivery because its use or source classification changed. Migrate the vocabulary by code identity rather than translating one use code into another.
Roof material (asphalt, tile, metal, …).
Roof shape (gable, hip, mansard, …).
Deed/instrument type on sale and transfer records. A small share of records (<1%) carry the document type as self-describing full text (e.g. WARRANTY DEED) or a rare source code not yet in this table; unmapped codes fold into named entries in an upcoming release.
Numeric buyer entity/relationship classification on sale records. The flat shape exposes the most recent sale’s value as top-level buyerIDCode.
Numeric title-vesting classification on sale records. The flat shape exposes the most recent sale’s value as top-level buyerVestingCode.
Sale-qualification codes as assigned before August 19, 2026 (TQ#### ids under their pre-release meanings — these differ from the current table). Present wherever a reviewed qualification signal was recorded; absent otherwise.
Foreclosure record type. The flat shape exposes the most recent record’s type as top-level forecloseCode.

Free-text fields

propertyClassification.zoning, propertyClassification.stateLandUseCode, propertyClassification.countyLandUseCode, and taxInformation.taxDistrictCode are jurisdiction-issued values, not members of one national code system. No global decode table exists or should be inferred; interpret them within the issuing jurisdiction.

Former nested and bulk tables (pre-release)

The tables below documented the nested record shipped in bulk full-record exports before August 19, 2026 — including the pre-release TQ#### and PD#### id assignments. Use them only to interpret bulk records persisted before that date.
Broad property class. The 4-digit propertyUseCode and landInformation.landUseCode members share the useCode domain documented above.
Same four-digit scheme as the v2 API. The code definitions are stable; an individual parcel can still receive a different code in a newer source delivery because its use or source classification changed. Migrate the vocabulary by code identity rather than translating one use code into another.
Cooling system detail; the flat shape reduces this to the boolean airConditioning.
Which area measure buildingArea reports. (buildingInformation.buildings[].buildingAreas[].areaType carries readable area names instead — see the self-describing members note below.)
Improvement condition code. The flat shape’s conditionDesc is a separate descriptive source field, not a renamed copy of this code.
Primary heating system.
Heating fuel.
Construction quality grade.
Roof shape (gable, hip, mansard, …).
Roof material (asphalt, tile, metal, …).
Architectural style code. The flat shape’s styleDesc currently carries this same coded value.
Numeric buyer entity/relationship classification on sale records. The flat shape exposes the most recent sale’s value as top-level buyerIDCode.
Numeric title-vesting classification on sale records. The flat shape exposes the most recent sale’s value as top-level buyerVestingCode.
How the sale price figure was obtained (PD#### — stated on the document, computed from transfer tax, from an affidavit, …). Currently included in bulk data exports; API response exposure is planned in an upcoming release.
Source qualified/unqualified sale flag. Prefer transfers[].saleCode (TQ####) for qualification semantics — it is populated on both record eras with one national vocabulary.
Deed/instrument type on sale and transfer records. A small share of records (<1%) carry the document type as self-describing full text (e.g. WARRANTY DEED) or a rare source code not yet in this table; unmapped codes fold into named entries in an upcoming release.
Sale-qualification codes in the Realie code system (TQ####). One vocabulary is used wherever a reviewed qualification signal is present; a null means the source recorded no approved qualification signal for that sale. The flat shape carries this per event as transfers[].saleCode.
The current V3 field stores the source-native numeric values 16; this table decodes those values as stored.
Loan program/type.
Adjustment interval on adjustable-rate mortgages. A very small share of records (<0.01%) carry rare source codes not in this table.
Involuntary-lien record type. This table lists the codes present in the current data generation.
Foreclosure record type. The flat shape exposes the most recent record’s type as top-level forecloseCode.

Reused code families

These paths reuse a table documented above; they are aliases, not additional code families.

Flat-shape field names (v2-compatible)

The v2-compatible flat shape exposes these families under flat field names; the tables above apply unchanged.

Free-text fields

propertyClassification.zoning, propertyClassification.stateLandUseCode, propertyClassification.countyLandUseCode, and taxInformation.taxDistrictCode are jurisdiction-issued values, not members of one national code system. No global decode table exists or should be inferred; interpret them within the issuing jurisdiction.

foundationType

buildingInformation.buildings[].foundationType exists in the V3 schema, but it has no populated values in the released 2026-08-11 full-record snapshot. It therefore has no active V3 decode table.

Self-describing bulk members

Some bulk-record members carry readable values rather than codes and need no decode table: buildingInformation.buildings[].buildingAreas[].areaType (area names such as Ground Floor, Gross, Garage, Basement), valuationInformation.exemptions[].exemptionType (Homestead, Senior, Veteran, …), mortgages[].lienPosition (first / second), mortgages[].termUnit (months), mortgages[].riders (rider names such as PUD, Condominium, Balloon), mortgages[].adjustableRateIndex (index names such as LIBOR1YR, PRIME), mortgages[].assignmentsReleases[].recordType (assignment / release), taxInformation.taxStatus (delinquent), and taxInformation.taxDistrictCode (county-issued district names, free text).
